The Rhode Island Association of REALTORS® Professional Development Center offers a comprehensive package of classes designed to educate licensees on the many facets of the rental process and property management. Learn effective ways to manage, administer and sell property owned by another person or entity. The real estate professional may be called upon to handle all aspects related to a property, including finding potential buyers, maintaining house integrity, making sure tenants respect their contractual obligations and more.
Completion of all courses will lead to RIAR’s own RI Rental (RIRS – RI Rental Specialist) and/or Property Management (RIPMS – RI Property Management Specialist) Certification. You will be able to show others that you have committed yourself to become an expert by furthering your knowledge and skills in areas that this all-encompassing certification series offers.
Please Note: Attainment of Designation is not required to receive continuing education credits.
Earning the Certification
In addition to the specific rental and property management courses, three additional courses must be completed, as follows:
#341 – Agency Law/RE Consumer Relationships
#24 – Fair Housing
#128 – Lead Paint
If any of these courses were taken at another school, proof of completion must be provided to RIAR Professional Development Center prior to obtaining either certification. If you previously took any of the above three classes you do not need to re-take them.
Once you have completed either certifications, please contact RIAR Professional Development to receive your certification.
RI Rental Specialist (RIRS)
#400 Introduction to the Rental Process
During this 2-day course (3 hours each day) students will gain the knowledge and skills necessary to take their client from the beginning steps of renting to the completion of the rental agreement. Section 8 housing and rental insurance is also covered. Required for RIPRS and RIPMS – 6 CEH
#401 State Regulations: Fire, Radon Mold & Megan’s Law
This course provides valuable knowledge to the rental agent regarding the rules and regulations concerning fire code, radon standards and testing, as well as mold awareness and mitigation. This course also covers fair housing practices, rights of tenants with disabilities and the Landlord/Tenant Act. Required for RIPRS and RIPMS – 3 CEH
#402 Designated Rental Agent: Record Keeping, Maintenance & Ordinances
This course provides the necessary information to maintain proper records and to stay current with ordinances and maintenance issues related to property rentals. The better organized the rental agent, the happier the clients. Required for RIPRS and RIPMS – 3 CEH
RI Property Management Specialist
Prerequisite: All course that are required for RIRS certification above
#403 Property Management
Learn about maintaining property financial records, inspections, hiring contractors, the property contract, condo law, licensing and insurance and conflict resolution. This course offers new tools for successful management of properties and will help you understand the responsibilities, functions, and skills involved in property management. Required for RIPMS only – 3 CEH
#408 Quickbooks for Property Management & Rentals
Designed to provide licensees who specialize in rentals and property management, learn to streamline record keeping, report functions, P&L statements, taxes and inventory control using QuickBooks. Recommended (not required) for RIPRS or RIPMS Certification
