The RIAR Real Estate Sales Disclosure has been updated to comply with changes to Rhode Island law that took effect on January 1, 2020. The original legislation would have required sellers to disclose whether the property had been used to cultivate cannabis. In response to concerns about legal and medical privacy concerns, the legislation was revised to eliminate this requirement and focus instead on deficient conditions. The revised sales disclosure and the law require sellers to disclose whether they are aware of: ▪Any modifications to the following systems listed in the sales disclosure: 5. Heating System, 8. Plumbing, 9. Electrical System and 11. Air Conditioning. ▪Issues of moisture penetration, mold, and whether any mold mitigation has been taken, including modifications to any ventilation systems in Section 32. Mold.
