Home inspectors must be licensed by April 1, 2020

Are “your” home inspectors licensed? If you refer home inspectors to customers and clients in Rhode Island, make sure that they are licensed in Rhode Island by April 1, 2020, which is when enforcement begins. This includes home inspectors who are already licensed in other states like Massachusetts or Connecticut. The Rhode Island Association of REALTORS® (RIAR) is in the process of replacing “recognized inspector” with “licensed inspector” in the RIAR Purchase and Sales Agreements and other forms to help you prepare for this change. Don’t get caught short or risk a negligent referral claim during the busy spring market! Help spread the word about this regulation to any home inspectors whom you refer: www.crb.ri.gov/home-inspector/ Your errors and omissions insurance policy may exclude coverage if you or someone else in your office negligently refers an unlicensed home inspector to a prospective buyer or property owner. To check a license, use this link and select “home inspector” or “home inspector associate” from the drop-down menu. Questions? Please contact the RIAR Legal Department at 401-432-6945 or email [email protected].
