New Zoning Certificate Procedures

Is that property that you’re listing a legal two- or three-family?   Was it ever approved for mixed use or an accessory dwelling unit (ADU?)   The owner or you can apply for a zoning certificate from the town or city in which the property is located.

Starting on June 27, 2025, a new law, Chapters 263 and 264 requires towns and cities to issue a zoning certificate within 20 days of a written request, an increase from the previous deadline of 15 days.   If the certificate is not provided on time or the person requesting the certificate is not satisfied with the zoning determination made by the town, he or she has a legal right to appeal to the local zoning board of review.
