Deferred Showings
Are you unable to show a property because it’s being painted? Do you need to delay showings because the staging won’t be completed for a few more days? Does the seller want you to debut the property at this weekend’s open house? A deferred showing is a new active listing that, at the Seller’s request, cannot be shown until a specific date, for up to but not more than seven (7) calendar days from the listing date.
Q. Is an additional MLS form needed when reporting a new listing in Matrix?
A. YES …. IF you are delaying showings for more than 48 hours, but not more than 7 days, a Deferred Showing form is required.
Q. What do I do with the signed form?
A. It must be attached to the listing in Matrix as a supplement.
Q. When do I attach the form?
A. Immediately after the listing is entered and the listing number is assigned.
Q. Is anything else required?
A. YES …. The Deferred Showing field must be checked – “YES”. The date and time of the first showing must be added to the Showing Instructions field.
Q. What is the penalty if the form is not attached to the listing upon entry and/or the Deferred Showing field is wrong?
A. $100 per day

Coming Soon Status
The “Coming Soon” status is considered an off market status. However, it enables a property to be added to MLS and marketed by the listing agent, yet prohibits it from showing until it moves to an active status.
Q. Is an additional MLS form needed when reporting a new listing in Matrix?
A. YES … IF you are entering your listing into the Coming Soon Status, a Coming Soon form is required.
Q. What do I do with the signed form?
A. It must be attached to the listing in Matrix as a supplement.
Q. When do I attach the form?
A. Immediately after the listing is entered and the listing number is assigned.
Q. Is anything else required?
A. YES … The Expected Active Date field must indicate the date the status will change to Active.
Q. What is the penalty if the form isn’t attached to the listing upon entry?
A. $100 per day
