Realtors Report December and Year-End Home Sales Data

Warwick, R.I., January 22, 2025 – Rhode Island’s housing shortage showed little improvement from December 2024 to December 2025, contributing to sustained price increases. Though the month closed out with a 13.7% increase in the number of single-family homes listed on the market since December of last year, pent-up demand continued to deplete available inventory, causing the state’s housing supply to remain relatively flat from a year ago. As a result of the persistent low inventory, at $496,950, the monthly median price of December’s single-family home sales represented a 5.7 percent year-over-year increase.

R.I. Home Sales Slow During Government Shutdown

In October, single-family home sales in the Ocean State dropped 6.6% from 12 months earlier and pending sales, a strong indicator of sales activity ahead, dropped 11.4%. The sales data, released by the Rhode Island Association of Realtors showed supply remained unchanged. Based on October’s rate of sales, the current housing inventory would be exhausted in just 2.8 months without any new homes coming onto the market. At $505,000, October’s median sales price rose 4.1% year-over-year.

R.I.’s Housing Supply Shows Signs of Growth

Data released by the Rhode Island Association of Realtors highlighted a slight .3% drop in sales activity of single-family homes and a two percent gain in the median price year-over-year. The July numbers also indicated a slow but steady gain in the supply of homes for sale.

Realtor Housing Data Shows Increased Price, Sales, Supply

At $520,000, the median price of single-family homes represented a 5.3% gain from 12 months earlier and a 73.6% gain since 2019, the last year unaffected by pandemic migration.

R.I. Home Median Price Tops $500,000 in May

WARWICK, R.I. – June 18, 2025 – Rhode Island’s May single-family home median price of $512,750 eclipsed the $460,000 price of May 2024 and was $47,750 more than that seen at the beginning of this year. The median sales price of multifamily homes also reached a new high at $590,000, marking the first time that the price in both sectors topped $500,000. At $390,000, condominium sales saw an 11.5% year-over-year gain.
