R.I.’s Housing Supply Shows Signs of Growth

Warwick, R.I. – August 21, 2025 -- Rhode Island’s single-family home market showed some stabilization in July as the supply of homes for sale continued to grow. Data released by the Rhode Island Association of Realtors highlighted a slight .3% drop in sales activity of single-family homes and a two percent gain in the median price year-over-year. The July numbers also indicated a slow but steady gain in the supply of homes for sale.

Realtor Housing Data Shows Increased Price, Sales, Supply

WARWICK, R.I. – July 22, 2025 – Today, the Rhode Island Association of Realtors reported a year-over-year increase in June’s median home sales price. At $520,000, the median price of single-family homes represented a 5.3% gain from 12 months earlier and a 73.6% gain since 2019, the last year unaffected by pandemic migration.

R.I. Home Median Price Tops $500,000 in May

WARWICK, R.I. – June 18, 2025 – Rhode Island’s May single-family home median price of $512,750 eclipsed the $460,000 price of May 2024 and was $47,750 more than that seen at the beginning of this year. The median sales price of multifamily homes also reached a new high at $590,000, marking the first time that the price in both sectors topped $500,000. At $390,000, condominium sales saw an 11.5% year-over-year gain.

WARWICK, R.I. - March 21, 2025 -In February, single-family home sales in Rhode Island fell 8.8% from February 2024 continuing a twelve-month trend in vacillating sales activity. Pending contracts fell by 10.1% year-over-year, an indication of waning buyer demand and closed sales in the month or two ahead. Annual Sales Gains Continue in RI Housing Market

WARWICK, R.I. – February 21, 2025 – The number of single-family homes for sale increased 4.8% year over year, though the increase is not keeping pace with pent-up demand. Given the number of homes on the market in January, at the current pace of sales all homes currently for sale would be sold within 1.5 months. The data, released by the Rhode Island Association of Realtors today, represents all Realtor-assisted sales transacted last month through its subsidiary, State-Wide Multiple Listing Service.

R.I. Home Sales Rose in 2024 Reversing Downward Trend

Sales activity in Rhode Island’s housing market rose last year for the first time since 2020. According to data released today by the Rhode Island Association of Realtors, 7681 single-family homes sold in the Ocean State in 2024, a 3.3% increase from 2023. Stunted by rising prices however, sales continue to fall far behind 2019 when 11,013 homes sold. In the five years since then, the median price climbed 66.7%. Last year alone, the 2024 median price of $475,000 represented an 11.8% increase from 2023.

R.I. sees biggest year-over-year surge in sales since 1999

Warwick, R.I. –January 16, 2025 – End-of-year sales of single-family homes soared according to December home sales data released by the Rhode Island of Realtors today. Rhode Island’s housing market saw a 30.3% rise in year-over-year home sales last month, the largest annual gain in sales since January 1999. Last month’s median price also increased, reaching $470,000, a 10.1% jump from December 2023.
