Are you a real estate professional looking to expand your horizons and enhance your portfolio of services? The world of rental properties offers a wealth of opportunities, and this comprehensive series is your ticket to unlocking their full potential while earning CEs.
In your business, you may be called upon to handle all aspects related to a property, including finding potential buyers, maintaining house integrity, making sure tenants respect their contractual obligations, and more. The Rhode Island Association of REALTORS® Professional Development Center offers a comprehensive series of classes designed to zero in on the many facets of the rental process and property management.
Completion of all courses will lead to RIAR’s own RI Rental (RIRS – RI Rental Specialist) and/or Property Management (RIPMS – RI Property Management Specialist) Certification.

RI Rental Specialist (RIRS)
4 classes plus 2 electives
#400-An Introduction to the Rental Process for REALTORS® – 3 CE
Learn the knowledge and skills needed to navigate the intricacies of the rental market and take your client from the beginning steps of renting to the completion of the rental agreement.
#343 RI Landlord/Tenant Review – 3 CORE
Learn how to navigate the ever-changing landscape of landlord-tenant relationships, including RI laws, regulations, and guidelines that shape the rights and responsibilities of both parties.
#401-A State Regulations: Fire, Radon, Mold & Megan’s Law – 2 CORE
Learn the rules and regulations concerning fire code, radon standards and testing, as well as mold awareness and mitigation.
#402 Rental Record Keeping, Maintenance & Ordinances – 3 CE
Learn how to maintain proper rental records and stay current with ordinances and maintenance issues related to property rentals.
RI Property Management Specialist
Prerequisite: Must take courses 400-A, 343, 401, 402. 2 electives required before obtaining RIPMS certification.
#403 Property Management - 3CE
Learn about maintaining property financial records, inspections, hiring contractors, the property contract, condo law, licensing and insurance, and conflict resolution. This course offers new tools for the successful management of properties and will help you understand the responsibilities, functions, and skills involved in property management.

About Property Management in Rhode Island
To start any type of real estate brokerage or property management company in RI, a broker’s license is required.
RI Regulations state:
2.12 Property Management Companies
- Any person who performs any of the acts within the meaning of “real estate broker” pursuant to R.I. Gen. Laws § 5-20.5-1(5) in the regular course of, or as an incident to, the management of another person’s real property are required to be licensed as a real estate broker pursuant to R.I. Gen. Laws Chapter 5-20.5.
- This section does not apply to a bona fide owner, lessor, or lessee of the real property being managed, or the regular employees thereof.
