In an effort to help you maximize the effect and efficiency that technology can bring to your business, State-Wide MLS offers multiple options to fulfil your data requirements using a variety of web-based products and services outside of the core MLS online system.

Internet Data Exchange (IDX)

This program is focused on the fundamental ability of Members to post active MLS listing data on their websites. Through IDX:

  1. brokers can fully market their services on the Internet;
  2. the brokerage community can take advantage of the data brokers have contributed to the system; and
  3. brokers can obtain and maintain first contact with the consumer in the real estate transaction.

IDX impacts every Member, every listing and every prospective homebuyer and home seller.

Offices and Members can participate in IDX simply by choosing “Y” in the IDX field in Matrix.

Smartframing - frameable IDX solution:

  • MLS SmartFraming – This frameable IDX solution now utilizes Matrix maps, searches and functionality. Create and manage up to five URLs to display on your website, including active, pending and sold searches, as well as agent and office inventory. View all requests from visitors directly on your Matrix home page.

Virtual Office Website (VOW)

VOWs (Virtual Office Websites) enable Members to leverage the Internet for more than just the advertising of their listings and services. Typical in-office brokerage functions like showing appointment scheduling, form completion, pricing comparisons and market analysis can be effectively presented to a client online using a VOW.

Regardless of a Member’s desire to operate their brokerage business online, all licensees must be familiar with the VOW policies as they define the seller’s choices on how their property’s information will appear on the Internet.

 

Back Office Data

A Back Office data feed consists of a larger set of data than what is commonly found in an IDX application. Some common use cases include integrating MLS data into your in-house CRM tool, building an application or website available to only agents in your office.

Requirements:

  • A three-party agreement between the Broker, Vendor, and State-Wide MLS MLS.
  • Since a Firm Internal Use application contains fields that are not intended for public display, your application must reside behind a login and be non-accessible to the public or clients.
  • The data is not to be shared or for public consumption, is subject to periodic data audits.
  • Vendors -An individual agreement is required for each Broker you are working with.
  • VENDOR is prohibited from using the MLS Listing Information to display for-sale or off-market property information for the general public or established clients through a  search utility within a  web page  (i.e. Virtual Office Websites, Internet Data Exchange websites).
  • VENDOR  may  use  the  MLS  Listing  Information  to  compile  and  distribute  listing  content  belonging exclusively to the respective Authorized Subscriber using the VENDOR’s application
  • VENDOR is prohibited from using the MLS Listing Information to solicit business from other Authorized Subscribers or the general public, including but not limited to the owners of real property contained in the MLS Listing Information
  • VENDOR cannot enter into any business or activity in which it would provide multiple listing services to real estate brokers to manage or administer offers of compensation and/or cooperation with other real estate brokers whether acting as listing brokers,  transaction facilitators,  buyer agents,  or in other agency or non-agency capacities defined by law during the term of this agreement or within twelve months immediately following the termination of this agreement.

IDX/VOW Resources

Vendor Information

Vendors wishing to utilize RI State-Wide MLS data for their  IDX, VOW or Back Office products need to subscribe to Bridge, Trestle or both.

  • Vendors will issue agreements thru the data suppliers’ portal
  • RI State-Wide MLS will bill vendors for each member subscribing based on a tiered pricing level described in the Vendor agreement.
  • Not sure which service you should use?  Please make sure to visit the links under More Information below for each service.  In addition, please visit the State-Wide MLS RESO Certification Summary which allows you to see each Vendor’s data mappings and performance speeds.   
  • Vendor not currently subscribed to Bridge or Trestle? Use these instructions:
    • BridgeSend a request using the "Request Bridge Access" form by clicking the green button below. Upon approval of the request, an agreement will be sent to the contact information provided.  Once approved our members will be able to request your services thru their Member Gateway portal located.

    • Trestle – To subscribe to Trestle, click on the green button below. Once approved you can submit a request for data on behalf of a RI State-MLS member in Trestle. The agreement will be sent electronically to all required parties for signatures.
